Job Description


Reporting to the CFO, the Director of Real Estate & Facilities will be responsible for managing or overseeing all real estate activities within the Beacon Health Options global portfolio including strategic planning, budgeting, programming, site selection, financial analysis, transaction negotiations, design and construction management, facilities management and office services. Working with the various internal teams (Finance, Operations, HR, IT, Legal) and external service providers, the Director of Corporate Real Estate establishes a highly visible corporate presence for the vital aspects of the real estate function and provides innovative thought leadership to continually seek opportunities to optimize the real estate portfolio, improve operations and realize cost savings.  Maintains close working relationship with senior leaders and provides a single point of accountability for all real estate activities including transactions, construction projects and facilities management to support and enhance Beacon Health Options business plans. 

Position Responsibilities:

  • Develop, update and implement a global real estate strategy including standards, policies, procedures and staffing to support the Beacon Health Options business
  • Maintain dialogue (CRM) with corporate and regional management, businesses units, and local teams to anticipate and implement real estate related solutions.
  • Develop and maintain a comprehensive service delivery team utilizing the appropriate mix of corporate, business unit and third party providers.
  • Develop and present business plans and gain all necessary approvals for purchase or lease acquisitions, dispositions, consolidations, and major projects.
  • Developing financial models to support management decision-making on potential real estate transactions and capital investments
  • Administers all leases including rent payments, operating expenses, CAM charges, expense audits and dispute resolutions. 
  • Participate as a key advisor on all important real estate decisions and provide transactional and operational advice and counsel to management teams
  • Leads and manages cross functional team(s) in the establishment, planning and implementation of construction projects and programs
  • Create and maintain an annual operating and capital budget with a rolling multi-year view for all properties and facilities and monitoring and reporting on the portfolio
  • Manage, in conjunction with corporate and regional legal representation, all legal aspects relating to owned property and leases including development rights, use restrictions, options, and regulatory requirements

Key Responsibilities


  • Partner with corporate and business unit leaders to establish short and long-range plans for strategic location investments and transactions.
  • Developing financial models to support management decision-making on potential real estate transactions and related capital investments.
  • Drive all real estate negotiations, including new leases, extensions, renewals, options, terminations and purchase & sales.
  • Negotiate federal, state and local incentives and tax credits for expansions and new facilities.

Lease and Portfolio Administration

  • Manage the lease administration function, including maintaining an up to date global property database to track key lease terms and dates and lease expense payments.
  • Administration of real estate accounts payable, accounts receivable, and requests for estoppel certificates and subordination agreements.
  • Manage relationship with the landlords and outsourced real estate service providers to ensure compliance with agreements, adherence to policies and standards, and maximization of cost savings opportunities.
  • Maintain all property records including leases, deeds, permits, facility plans, specifications and drawings
  • Interface with finance and property tax teams regarding fixed capital assets and furniture, fixture and equipment inventory
  • Implement programs to reduce tax assessments when appropriate
  • Coordinate the transition of the real estate leases to comply with the pending lease accounting rules
  • Manage corporate vehicle fleet lease accounting

Project Management

  • Lead project planning, budgeting and approval for major projects
  • Direct in-house and outside professionals to prepare zoning applications and appear at ZBA, Planning Board and other hearings to obtain necessary permits, entitlements, and land use approvals for expansion and new facilities. 
  • Oversee construction projects and ensure project and/or program deliverables are met on time and within budget
  • Develop tools and analytics to support project status reporting

Facilities Management

  • Review and improve facilities processes and procedures. Develop short and long-term facility operations and maintenance plans, including utility reduction programs, space planning, renovation projects and preventative maintenance plans
  • Manage in-house resources and service providers to key facility functions and ensure each location is fully operational including proper maintenance of all buildings and building systems, exterior grounds, janitorial, waste management and recycling, energy management systems, security, etc. 
  • Developing performance metrics and analytical tools that effectively measure the operations of facilities and reporting on actual vs. budget results on a regular basis.
  • Ensure compliance with building codes, OSHA, health and safety standards. 
  • Conduct periodic health & safety risk assessments, identifying potential areas of risk and directing corrective action plans as needed
  • Oversee security issues related to physical space and personnel
  • Incorporate sustainability initiatives as part of real estate strategy and operations.

Office Resources

  • Plan, organize, staff, and direct administrative services operations to ensure support levels meet corporate needs and customer requirements
  • Coordinate all in house & outsourced site services functions including shipping/receiving, receptionist/operator(s) functions, security, outside food services, space planning, moves/adds/changes, mail rooms, conference and copy services. 

Position Requirements:

Education: Bachelors’ degree in a related discipline required.  MBA preferred.

Relevant Work Experience:

  • Fifteen or more years of global real estate leadership experience including experience in a supervisory or management capacity
  • Knowledge of real estate standards, policies, metrics, and best practices
  • Experience in successfully managing multi-million dollar budgets and occupancy costs
  • Experience interacting with corporate executive management and boards
  • Strong oral, verbal and written communication and skills
  • Robust strategic management and planning skills
  • Ability to publicly represent company with internal and external stakeholders including regulatory entities
  • Excellent negotiation skills including vendor selection and management
  • Project management including planning, budgeting, design, contracts, construction oversight, financial management, reporting and facility commissioning
  • Understanding of facilities, and security management practices and related laws and regulations including OSHA and ADA.
  • Knowledge of supply chain management practices
  • Familiarity with finance, tax and accounting methods and principles
  • Experience managing corporate security, including employee health and safety as well as the protection of company assets (and intellectual property).
  • Excellent interpersonal skills including the ability to effectively interact with employees from all levels of the organization across a wide range of diverse global constituencies
  • Ability to motivate teams and generate respect and trust from staff and external stakeholders (including outsourced partners). 
  • Intellectual capacity and executive presence with high-energy drive
  • Travel Percentage: 25-50%
